Is a longer stay worth less than a short one?

Nightly rates are lower, but so are cleaning costs and empty nights. For many Crewe homes a steady run of month-long stays earns more, with less wear, than a long let.

How much does it cost?

From 15% of booking income, taken from what your property earns: 15% on a 12-month agreement, 18% on a 6-month agreement, 20% on a 3-month agreement. The fee is at least £100 a month. Set-up costs such as photography and safety certificates are listed before you sign and spread over your first three months’ payouts, so there’s nothing to pay upfront.

Is there a minimum monthly charge?

Yes, £100. Our fee is a share of what your property earns, and in a very quiet month it’s £100 rather than less. Nothing else is charged monthly.

Who pays the bills?

You do: energy, water, broadband, and council tax or business rates. We keep guests sensible with heating and hot water, and your statement shows anything we’ve paid on your behalf.

Am I tied in?

You choose the length of your first agreement, with a lower fee for longer: 12 months at 15%, 6 months at 18%, 3 months at 20%. After that, you can end it with 3 months’ notice.

I already run my property as a short let. Can you take it over?

Yes, and without starting again. If your Airbnb listing is a strong one or a Superhost account, we keep it and its reviews, and we take over the bookings already in your calendar. The fee is the same as for any other home. We still run the same safety and compliance checks as for every property we take on.

How quickly can my property take bookings?

Usually within two weeks of signing. We photograph it, list it on 30+ platforms, set the pricing, check the safety certificates and open your online owner account in the first nine days.

Where will my property be listed?

Airbnb, Booking.com, Vrbo, Expedia and Google, plus corporate booking portals a single landlord can’t join: operators need our size to register.

Is this a tenancy?

No. It’s a management agreement: you stay the owner and have the final say, and we run the lettings on your behalf. You keep what the property earns, less our fee. Nobody takes a tenancy of your home.

Who stays in my property?

Mostly people working away: insurance and relocation stays for people whose own home is being repaired or who are moving for work, contractors and business travellers. Families and weekend visitors fill the gaps. Every guest is ID-checked.

Do I need planning permission?

Usually not in England. The main exception is London, where a whole home can be let for up to 90 nights a year without it. A council can take a different view if a home is let so often that it no longer works as a home. Wales has its own rules and some councils there can require permission. We check your area before you sign, along with your lease or the estate’s covenants.

Will my mortgage lender allow it?

Ask them before you start. Many residential and buy-to-let mortgages need the lender’s consent for short lets, and some lenders want a holiday-let mortgage instead. Consent is often a simple letter. We’ll tell you what to ask, but we can’t advise on mortgages, so check with your lender or broker.

What insurance do I need?

A policy written for short lets: ordinary home or buy-to-let insurance often doesn’t cover paying guests. Look for buildings and contents cover for short lets, public liability and ideally loss of income. A booking platform’s host protection isn’t a substitute.

Council tax or business rates?

It depends how often the home is let. In England, a home available to let for at least 140 days a year and actually let for at least 70 pays business rates instead of council tax, and small business rate relief can bring that bill down a long way. In Wales the thresholds are 252 and 182 days. We’ll tell you which applies to yours.

Do I need to tell HMRC?

Yes. Short-let income is taxable and goes on your tax return like other rental income; the special treatment for furnished holiday lets ended in April 2025. Your monthly statements give your accountant every figure they need. We can’t give tax advice, so please speak to your accountant.

Can I still use my home?

Yes. Block the dates you want in your online owner account and we work around them.

What if something is damaged?

Every guest is ID-checked, and every booking has damage protection in place before the guest arrives. We photograph the property after every clean, so we can show what happened and when.

How do I get paid?

By the 15th of the following month, into your bank account, with a statement that itemises every booking, every cost and our fee. The gap lets us take in every invoice from cleaners and trades, so your statement is complete. Guests pay before they arrive, so there are no arrears.

Who cleans, and who pays for it?

Our vetted local cleaners, after every stay, checked and photographed. Cleaning is paid from the property’s income, and we build its cost into the nightly price, so it’s covered by what guests pay.

Where does the linen come from?

It’s hired from a professional linen company, the kind the big hotel chains use, so every guest gets fresh, pressed sheets and towels, and you don’t buy or wash any.

What if something needs repairing?

You choose a spending limit when we set up. Below it, we get the repair done straight away and it shows on your statement; above it, we ask you first. A higher limit means fewer calls and quicker fixes, so a small problem doesn’t become a bigger one while we wait to reach you.

What happens to bookings if I leave or sell?

Tell us the date you need the property back and we stop taking bookings after it. Where we can, we move guests already booked to a similar home nearby. If we can’t, the booking is cancelled, and if that falls outside the platform’s free cancellation period, the platform’s charge is passed on to you.
