1. About these terms
These terms apply to stays booked on home-hosts.com with HOMEHOSTS Management Ltd ("we", "us"). You'll be asked to agree to them when you book. The person who books ("you") must be 18 or over and is responsible for everyone in the booking. If you book for someone else, such as an employee or a client, you're responsible for making sure they know and follow these terms.
Your booking is a licence to stay in the property for the dates booked, for a holiday or a stay away from home. It is not a tenancy, and it doesn't give you the rights of a tenant.
2. Price
The total shown before you pay is the full price of the stay: the nightly rate, the cleaning fee and anything else listed. There are no booking-site fees. Early check-in, late check-out and any extras you ask for are charged separately, and only if you agree to them.
3. Paying
- When you book, 30% of the total is taken from your card. Your booking is confirmed only once that payment goes through.
- The balance is taken from the same card 7 days before you arrive. If you arrive within 7 days of booking, the full price is taken when you book.
- Payments are made securely through Stripe. We never see or store your full card number.
- If a payment doesn't go through, we'll ask you for another card. If the balance still isn't paid before you arrive, we may cancel the booking, and the cancellation terms below apply.
4. If you cancel
- Cancel free of charge up to 7 days before you arrive, and we'll refund everything you've paid.
- Whenever you arrive, you can also cancel free of charge within 2 hours of booking.
- After that, the booking can't be refunded.
- To cancel, call or email us with your booking reference. Refunds go back to the card you paid with.
5. If we have to cancel
Very rarely a home can't be used, for example after serious damage or a failure we can't fix in time. If that happens we'll tell you straight away and offer a similar home nearby if we have one. If you'd rather not take it, we'll refund everything you've paid.
6. Before you arrive
Before check-in, every guest provides photo ID, signs our rental agreement and chooses either a refundable damage deposit or a non-refundable damage waiver. We send you one link for all three after you book. We send your access information and check-in details once all three are done, so please complete them in good time.
The rental agreement confirms that you're hiring the home for a short stay under a licence, not taking a tenancy.
The refundable deposit is returned after your stay if nothing is damaged. The waiver is not refundable, and covers accidental damage on the terms shown when you choose it. Damage caused deliberately or by breaking the house rules isn't covered by the waiver, and is charged to you.
7. Your stay
- Check-in and check-out times are shown on each home's page and in your check-in details.
- Early check-in and late check-out are available for a fee, subject to availability.
- Stays of 14 nights or more have a mid-stay clean each week, at the cleaning fee a clean. On a direct booking they're shown in the price before you pay; on a booking made through another site we'll ask you to pay for them separately.
- No more guests may stay than the booking says.
- Please follow the house rules: no smoking inside, no parties or events, and quiet after 10pm.
- Pets: only in homes whose page says they're welcome. Up to 2 pets, £39.99 each (non-refundable). Ask us first: we confirm in writing before you arrive. Pets must be treated for fleas before arrival, never left alone in the home, and kept off the furniture; any damage or extra cleaning they cause is charged at cost. - Tell us straight away about anything broken or not as described, so we can put it right while you're there.
- We may enter the home during your stay only for an emergency, an urgent repair, or at a time we've agreed with you.
8. If something goes wrong
If anything isn't right, contact us during your stay on 0333 335 5052 or at stay@home-hosts.com, so we have the chance to fix it. We aim to put things right quickly.
We aren't responsible for loss or damage to your belongings, or for losses caused by things outside our control, unless it's our fault. Nothing in these terms limits our liability for death or personal injury caused by our negligence, or anything else the law doesn't allow us to limit, and your legal rights as a consumer are not affected.
9. Your details
We use your details to manage your booking, as explained in our privacy notice.
10. Law
These terms are governed by the law of England and Wales. If you live in Scotland or Northern Ireland, you can also bring a claim in your local courts.
11. Changes
We may update these terms. The terms that apply to your booking are the ones in place when you booked.
