You have the whole house to yourselves, including the garden and outdoor seating. The house has a private entrance. Parking is off-street at the rear, plus unrestricted free parking on the street at the front. Check-in is self check-in.

Allerton Bywater is a friendly Yorkshire village surrounded by nature and walking routes. RSPB St Aidan's Nature Park is minutes away, with lakes, wetlands and trails. Fairburn Ings Nature Reserve, the River Aire and The Lines Way trail suit walkers and cyclists. Leeds city centre is within easy reach, and Xscape Yorkshire and Yorkshire Sculpture Park are nearby for days out.

Off-street parking is at the rear of the property. The drive is quite tight, so it isn't suitable for larger cars. There is also unrestricted free parking on the street at the front of the house.

• Steep stairs to the first floor, and a second flight up to the loft bedroom.
• No step-free access.
• The sofa bed is a single.
• Security cameras are outside only.

• Check-in: from 15:00 | Check-out: by 10:00
• A signed rental agreement is needed before arrival; your access information follows once it's done
• Before check-in: photo ID, and either a £250 refundable damage deposit (a hold on your card, released after check-out) or a non-refundable damage waiver (£49 for 1–3 nights, £59 for 4+ nights) covering accidental damage up to £250
• Stays of 14 nights or more have a mid-stay clean each week, at £100 a clean. Booked through Airbnb or another booking site? We'll ask you to pay for these separately.
• Pets welcome by request: £39.99 per pet (non-refundable), up to 2. Please ask before you book and we'll confirm in writing. Pets must be flea-treated, never left alone in the property and kept off the furniture.

Self check-in, so there's no waiting around for keys. HOMEHOSTS, a local management company, has a guest team on hand by message throughout your stay and replies quickly. We hope your stay goes smoothly.
