- Before check-in: photo ID, and either a £250 refundable damage deposit (a hold on your card, released after check-out) or a non-refundable damage waiver (£49 for 1–3 nights, £59 for 4+ nights) covering accidental damage up to £250
- Stays of 14 nights or more have a mid-stay clean each week, at the cleaning fee (£50) a clean. Booked through Airbnb or another booking site? We'll ask you to pay for these separately.
- Pets welcome by request: £39.99 per pet (non-refundable), up to 2. Please ask before you book and we'll confirm in writing. Pets must be flea-treated, never left alone in the property and kept off the furniture.

This property was perfect for what we needed, it was comfortable, convenient, very clean and well kept with comfortable beds. It's easy to park at the property and get in and out of the town centre. There was great communication from the hosts and check-in and check-out was very easy.

Liked: The area was really lovely, plenty of parking, great pub nearby and close access to Leamington Spa centre.
Disliked: Flat was a bit basic, not enough comfy seating for 4 people.

We had a wonderful stay and would happily book again. The home was spotless, tidy, and had everything we needed for a comfortable stay. The beds were incredibly comfortable, and the location was fantastic—quiet, beautiful, and felt very safe, while still being within easy walking distance of restaurants and shops. The hosts were kind, attentive, and a pleasure to communicate with. We enjoyed our stay so much that we ended up extending it. I would highly recommend this Airbnb to anyone looking for a peaceful, comfortable place to stay.

Liked: Good location, accommodation was fine. Issues resolved quickly.
Disliked: The deposit process is a bit of a pain, and I don't think it was mentioned before booking. You either have to pay a GBP50 non-refundable deposit (lol) or stump up GBP250 that is refundable 5 days after check out. There's no report on pre-existing damage, so you might worry about being charged for something that you didn't break.

Excellent accommodation, I was staying for work with a colleague and we were able to park near by get our kit in easily and there was room to sleep and do some work on the table. Perfect!

We had a great Christmas stay at this beautiful, quiet flat. Communucation with the owners and their team was really excellent. Should just mention the great parking, the lovely Fat Pug pub and restaurant just 2 minutes away, as well as the scrumptious sandwiches at Sparnies, just next to the pub, and an easy quiet 10 minute walk from the flat to the town centre. This is an ideal place to stay in Leamington.

Lovely stay here in a very clean, well maintained flat. Situated in a safe neighbourhood close to local amenities including a lovely local pub. Walkable into Leamington Town Centre and on an easy bus route into Warwick. Hosts responsive and give clear instructions to access and leave the property. Thanks for a lovely stay.
