What to expect once you're live

Now that your property is live and taking bookings, here's exactly what to expect over the coming weeks and months.

Where your property is live

Your property is live on Airbnb, Booking.com, and our direct booking site. Over the next couple of weeks the launch expands across additional platforms, including business-stay and medium-term letting sites. This phased rollout is intentional — it ensures listings are launched correctly, priced accurately, and positioned well across each channel.

Your home is warming up

Most short-let listings experience a warm-up phase at first — this is completely normal. Our early focus is building reviews: reviews create trust, trust improves conversion, and stronger conversion leads to more consistent bookings at better nightly rates. It can take up to three months to reach full speed, although it is often quicker. Once reviews are established, performance becomes more predictable.

Your owner dashboard

You'll receive an invite to your owner dashboard with full visibility of performance: live and upcoming bookings, revenue over time, listing details across channels, analytics and monthly statements — no need to request updates from the team.

Communication & support

Once live, please keep all communication to email where possible so our full team can see, track and respond efficiently. Available 8am–10pm, weekdays and weekends: owners@home-hosts.com

Pricing and ongoing optimisation

Pricing adjusts continuously based on demand, seasonality, booking pace and local market data. Early on, pricing may be more competitive to encourage bookings and reviews; as the listing gains traction it is optimised to balance occupancy and revenue.

Property access and inspections

Want to inspect the property? Just let us know — we'll schedule access between guest stays to avoid disruption. Advance notice helps us plan around bookings.

Payouts and statements

At the end of each month we generate a detailed payout statement: all bookings, total revenue, cleaning and linen costs, platform fees, management fees and any maintenance expenses. You'll have your statement and payment by the 15th of each month.

Safety certificates and compliance

It remains your responsibility as the owner to keep all required safety certificates valid. We track the dates for you and arrange renewals before anything lapses, with no charge from us: you pay only the contractor's own cost.
